Three miles away is Woolacombe Sands – a Blue Flag beach, which is a firm family favourite; in addition to being a mecca for surfers. There are two golf courses within 4 miles; and a driving range just a mile away. Horse riding is available from stables, which neighbour the property. Croyde and Saunton within 10 miles; the market town of Barnstaple is 12 miles. The detached property is Victorian in style, boasting a spacious living room with large open fireplace, and a lovely formal dining room with open fire, leading through patio doors to a lawned garden. An ideal holiday property for a family gathering or special occasion. To the side of the property is a sunny Victorian-style conservatory - a lovely room in which to have morning coffee and read the papers. The house is set within nearly 70 acres of private woodlands where deer may be seen, and has many nature walks cut through. Families with children will have great fun exploring the woods, and even a little wooden ‘den’ can be found tucked away. On the sloping banks, leading down the the river in the valley below are three large ponds and running along the valley bottom is the River Erme. The 180-degree views from the property are of the woodlands on the sloping banks opposite, once home to a famous wildlife artist. The house is surrounded by nature: flora and fauna including birds, owls, foxes, badgers and frogs are all present in the immediate area. Approximately 5 miles away is the Edwardian town of Modbury, situated midway between Dartmoor and the coast. Modbury has a good range of shops including butchers, bakers and delicatessan, as well as a small supermarket. Also in the area are many local food producers including farmshops, a vineyard, and within a mile from the property, the well known Chilli Farm, where chilli chocolate is made. There is horse riding available locally, plus fishing and pigeon shooting. Many beaches on the south coast are accessible within a short drive, including Bigbury-on-Sea near Modbury - a wide sandy beach popular with families in the summer and a hot spot for surfing. Bigbury-on-Sea is unique, in that there is a small island just off the beach - visitors can walk across the sandy causeway at low tide or ride across in the sea tractor at high tide. The gun which was supposedly used to repel the ‘Doones’ still hangs in the farmhouse to this day. The farm once had its own mill and the old water wheel can still be seen. Yenworthy is ideal for walkers - a rugged pathway leads from the farm down to a secluded beach and there is direct access to one of the most scenic sections of the South West Coast Path. There are 13 miles of footpaths to explore on the farm itself and it even has its own historic monument - an old Roman Fort at Old Burrow. A haven for wildlife, it has four Sites of Special Scientific Interest and rare species of butterflies and trees. The nearest sandy beach is Lee Abbey (5 miles) and there are excellent surfing beaches at Woolacombe, Croyde and Saunton within easy driving distance. There are three pubs with restaurants within 3 miles and plenty of shops in Lynton and Lynmouth (4 miles), Polock (7 miles), Minehead (13 miles) and Barnstaple (21 miles), which also has a popular covered market. River fishing and grazing for horses are available by arrangement. Shops 4 miles.

There are opportunities for surfing, swimming, diving, sailing, angling and wonderful opportunities to study the natural wildlife at leisure. From the nearby coastline, stunning views are to be enjoyed across the bay, out over the English Channel, along the 40 miles of Lyme Bay to Portland Bill. Torquay is an ideal base from which to visit Dartmouth, Totnes and Plymouth. Dawlish Warren or Paignton Zoo are only 10 miles, or take a trip further afield to Exeter, the ideal place to browse in antique shops, walk and cycle, take a relaxing boat trip or find something good to eat.
