The barn is in the heart of the countryside but just 5 miles inland from the riverside town of Dartmouth, a vibrant little town nestling on the bank of the River Dart. This is the home of the Britannia Royal Naval College, a haven for yachting and all types of marine activities. The town itself has an interesting assortment of individual shops, boutiques, restaurants and pubs. By ferry it is possible to cross the river to Kingswear and drive through the English Riviera comprising Brixham, Paignton and Torquay. The historic town of Totnes is just 3 miles away where a regular weekly market is held and at Christmas the town comes alive with market stalls and carol singers. The South Hams countryside, as well as numerous beaches and coves all along this stretch of coastline, can be visited. For the outdoor types there are some lovely walks around this area. The South West Coast Path offers some of the most spectacular scenery in the region and is vibrant with wildlife, plantlife and birdlife. There are several NT properties in the area, including Greenway mansion, the home of Agatha Christie, and the semi tropical gardens at Coleton Fishacre. For those with children there is so much to see and do, including Woodlands adventure park, the Buckfastleigh steam railway, boat trips from Dartmouth up the river and around the coast to Torquay, the water park at Goodrington, and a golf club close by. Nestling beneath the 800 ft St Boniface Downs, this small town is built on a series of terraces and is protected by steep surrounding hills, with its roads zig-zagging down to a sandy beach; Woodlands is perched on the edge of one of these terraces commanding uninterrupted views of the English Channel from the garden and every room.
In addition to Blackgang Chine and the coloured sands of Alum Bay, there is a vast array of attractions within a 30-minute drive. There are local, as well as island-wide, facilities for tennis, golf and riding, and miles of spectacular cliff and downland walks. Two Heritage Coast footpaths follow the best of the shoreline, one running from Totland to St Lawrence on the south coast, the other from east of Yarmouth to west of Cowes along the north coast, each taking in a surprising variety of landscapes and coastal scenery.
For formal dining, the Royal Hotel, where Queen Victoria occasionally took afternoon tea, is just 200 yards away. Only a 5-minute walk to the sandy beach, with its small boat slipway and haven, and close to the heart of the town – where promenade pubs serve locally-caught fresh fish dishes, it is perfectly placed for an Isle holiday. Tucked away on the edge of the historic Georgian market town of Holt, situated just a few miles inland from the North Norfolk Coast with its wealth of sandy beaches, RSPB nature and bird reserves. Providing perfect holiday retreats for discerning larger family groups, these converted barns offer spacious and comfortable accommodation boasting beamed interiors, wood-burning stove, limestone floors, en-suite bathroom facilities to most bedrooms and well-equipped farmhouse kitchens with granite work surfaces. Situated within landscaped grounds with an unfenced natural wildlife pond, the holiday properties are within walking distance of Holt market place, with its many very attractive buildings and the back streets leading to courtyards with their cafés and plenty of shops to enjoy. The town is served by a unique horse drawn coach service known as ‘The Holt Flyer’ connecting the railway station to the town, which is about three quarters of a mile away, at Kelling. The North Norfolk Railway (the Poppy Line) runs along the Norfolk coast onto Sheringham.
Excellent walking enjoyed from the doorstep, with designated footpaths and Holt Lowes Country Park; an area of SSSI and a tranquil setting of almost 100 acres of mature woodland adjoining the heathland and River Glaven with broadrides and way marked walks. One of the routes is designed for ease of use by the less mobile or for families with pushchairs. Interesting features within the park include totem pole, carved stile, play area and viewing tower.
Good cycling opportunities from the doorstep. Cley-next-the-Sea and Blakeney quay, 5 miles. Wells-next-the-Sea and Holkham for excellent sandy beaches, 12 miles. Many activities are available in the area including golf, fishing, horse riding and sailing. There are also numerous NT properties - all within a short drive. Exmouth is close by and has lovely 2-mile stretch of beach and was once home to the wives of Nelson and Byron respectively, whilst a bit further on lies the genteel town of Budleigh Salterton with its white-washed and thatched cottages which attracted such visitors as Noel Coward and PG Wodehouse. At Exeter, the South West Coastal Path Park is an ideal family day out. Exmoor National Park is also worth a visit, with its rugged landscape and ponies. Shops and pubs 3 miles.

Hazelbrook Cottage, one of a row, was once part of the old bakery for the village and retains many original features including original beams and open fire. The holiday property is very spacious and has been furnished and decorated to a very good standard. There is a small lawned garden with views over fields. This makes an ideal base for families and friends to get together. The local pub, dating back to the 17th century, is a few doors from the cottage and serves fabulous food and real ales; there is also live acoustic music on certain days. There are many walks that can be taken from the cottage. Teign Estuary is a great place for bird watching and nature lovers. Teignmouth is only 5 miles away, with many shops, the pier and theatre. Places like Branscombe, Seaton with its famous Tramway and Sidmouth are all within a car drive. Crealy Adventure Park, ideal for children, is close by near Exeter 15 miles. Paignton Zoo is worth a visit, and there are many NT places to visit. Dartmouth steam train in Paignton leads to Kingswear where a ferry can be caught over to Dartmouth. Dartmoor, with its heather clad tors and ponies, is very close to the cottage. The market town of Newton Abbot is 2 miles away; there is a market on a Saturday and a local farmers market on a Tuesday. Torquay is 6 miles away; here there are ferries over to Brixham, a lovely day out. Shops 1 mile, pub 10 yards.

Exmouth with its sandy beaches is only 35 minutes away or take a trip to Exmoor National Park and look out for red deer and ponies, or take a Landrover ride across the rugged terrain. There are many villages well worth visiting across Exmoor, take time out for a cream tea, or stop to see some breathtaking scenery. There are many National Trust places close by including Arlington Court, Watersmeet and Dunster Castle, as well as Marwood Gardens. Cothay Manor is 3 miles; Glastonbury and Cheddar Caves are within driving distance of the property, and well worth a day out. Minehead is not far away, with its sandy beach, steam railway and shops. It is hard to believe just how amazingly pretty and peaceful this tiny hamlet really is - just a church, a few cottages, and farmland all around in a totally unspoilt and most unvisited corner of West Somerset. Shops 2¾ miles, pub ½ mile.
