In the nearby village of Bromfield, the Food Centre with a range of farm produce is well worth a visit, and just five miles away is the lovely market town of Ludlow, once described by Betjeman as ‘the most perfect town in England’. With its wonderful medieval and Georgian architecture, including a cathedral-sized parish church, ruined castle and local museum, Ludlow has much to offer the visitor including a wide range of places to shop or eat. Stokesay Castle at Craven Arms and Berrington Hall (NT) near Leominster are a short drive away, and both the Ironbridge Gorge and Severn Valley Railway, perfect for family days out, are within easy reach. The quirky town of Bishop’s Castle with its House on Crutches and variety of small shops tumbling down the high street is well worth a visit, as is Bridgnorth on the River Severn and the city of Hereford with its fascinating cathedral. Accommodation overview: Surrounded by countryside that formed the setting for Williamson’s Tarka the Otter, Eggesford Barton was originally the main farm for the Earl of Portsmouth’s Eggesford Estate. The Barton is arranged around an enclosed courtyard with cobbled pathways, and is set within several acres of beautiful private grounds. Believed to date from the early 18th century, the property was developed throughout the 18th and 19th centuries and grew greatly in importance. As the Barton Farm, it was responsible for corn threshing and storage for the smaller farms upon the estate. The restoration of the Grade II listed farmhouse and courtyard has resulted in a unique property in a rare state of preservation. A pleasant stroll through the woodland and pastureland leads down to the River Taw, where 800 metres of river frontage awaits guests, and where superb salmon and trout fishing is available. The main property has been split to provide three holiday cottages: The Gallery, The Cider Press and Honey Cottage can be booked separately or together to provide the perfect setting for that special family or friends’ celebration (with The Beehive annexe) accommodating up to 26 adults.
Consisting of carefully converted and renovated stone and slate buildings, The Cider Press, The Gallery and Honey Cottage all offer substantial and spacious holiday accommodation, and display a wealth of features such as wooden or flagstone floors, beams and inglenook fireplaces with either wood-burning stove or open fire in the dining room. The Cider Press additionally exhibits fascinating stone walls, with an apex ceiling and open oak roof timbers adorning its living room. The Beehive is a studio annexe with a double bed set next to The Gallery. It is compact, but has everything needed - a kitchen at one end, as well as a sitting area and separate shower room, and opens onto a secluded yard with seating. Guests book it separately or for an extended family whilst staying in one or more of the other cottages. The Barton is approached through park-like grounds, with double oak doors set in the arched entrance, the drive leads into a carriage ring at the centre of the courtyard. Open towards the south, pleasant evenings can be spent admiring the splendid views over the surrounding countryside towards Eggesford Forest. The Gallery, The Cider Press and Honey Cottage have their own garden/picnic area overlooking pastureland, complete with barbecue, where food can be enjoyed out in the open and The Beehive has its own patio area off the main courtyard. To enable a welcome break from culinary chores, outside catering can even be arranged (for refs HZV, HZW, HZX) to make a holiday that bit more special and give the usual cook a well-earned break! There are a number of beautiful walks on trails and footpaths in Eggesford Forest and Heywood which will suit both energetic and casual walkers. The extensive grounds of the estate offer plenty of space for children to play out, and a special area set aside allows pent-up energy to be released on the climbing frames provided, whilst still being under the parents’ watchful eyes. Guests are also free to wander the 30-acre estate and take in some great views. To one side of the courtyard, a sauna offers the opportunity for the adults to spoil themselves, with shower facilities also to hand. Beyond the contrasting woodland and pastureland of the estate, a stretch of the River Taw offers keen anglers the chance to enjoy a spot of salmon and trout fishing whilst on holiday – although there is a limited amount of tackle available on-site, guests are requested to bring their own. Just a mile inland from the beach and sea at Man Sands, these five cottages enjoy a gloriously secluded rural situation on a 47-acre working farm, yet are convenient for the delights of picturesque Kingswear (1½ miles) and historic Dartmouth. Imaginatively formed within a charming group of barns, they are set in superb landscaped shared gardens. An indoor heated swimming pool and a sauna have been created in a separate building, and a further barn offers facilities for table tennis, pool table, ‘fun’ netball and badminton. A spacious play area within a walled garden is equipped with swings, a sand pit, adventure playground, large outdoor trampoline (with safety netting), a large lawned area with raised decking, complete with garden furniture and views over the surrounding countryside; and here there is also an indoor playroom with ball pool, climbing frame and a range of children’s ride-on tractors and cars for outdoor use. The gardens are a riot of colour, with flower beds, tubs, hanging baskets and an intriguing network of brick paths, courtyards and paved terraces. Further afield the estate includes a well-stocked one-acre fishing lake (rods not supplied). Children are welcome to help feed the animals; and there are goats, ponies, kune kune pigs, sheep, lambs, rabbits and guinea pigs to make friends with. The taste of rural life at Nethway continues with walks through the fields.
The cottages themselves have been meticulously converted, with careful use of traditional stone and slate. All are tastefully furnished and decorated throughout, and comprehensively equipped. All of the properties have their own patios with furniture (Hyssop and Lovage Cottages have their own lawned garden), and all enjoy shared use of a separate barbecue area. They are ideal for holidays at any time of the year – all properties are cosily heated throughout and this region is especially beautiful in the quieter off-season months. For Christmas and New Year holidays, each cottage has a festively decorated Christmas tree and the roaring log fires in all living rooms are ideal for the Autumn and Winter months. This peninsula is a designated Area of Outstanding Natural Beauty and is renowned for its coastline, which offers coastal walks and a choice of footpaths leading to secluded beaches. The village of Kingswear itself is set on the Dart estuary opposite Dartmouth – which can be reached via ferry. Here you will find a wealth of things to do, including the Kingswear–Paignton steam railway, Paignton Zoo and Woodlands Leisure Park, to name but a few, and many Blue Flag beaches and hidden coves are within easy reach. Coleton Fishacre (NT) is 1 mile away. Torquay, Brixham and Paignton offer an array of seaside attractions and are within easy driving distance. Dittisham and Totnes make excellent river excursions from Dartmouth, and Dartmoor is only 45 minutes drive. Golf, sailing and riding can all be enjoyed locally and the nearby coastline boasts a choice of surfing beaches. Shops 1½ miles.

Accommodation overview: With wonderful views over Dartmoor and situated within South Devon countryside, this stunning complex of three barn conversions (Refs HHHX, HHHV and HHHW) was once part of the Stover Estate. Converted in early 2008 in a contemporary style and equipped to a high standard, with the addition of modern day comforts, they make the perfect place for couples, families and larger parties wishing to holiday together.
They offer wonderful all year round accommodation, with each cottage boasting its own patio area, with garden furniture and barbecue. Once a working farm and an old miniature railway site, Gorse Blossom Farm has some 40 acres, where guests can wander around at their leisure and which offers a haven for wildlife, including birds of prey, badgers and the lesser horseshoe bat, which has made its home here. The indoor games room just opposite the cottages will keep children and adults entertained as well as an all weather surface tennis court.
Being close to the A38 makes this the perfect place from which to explore South Devon, Torquay (with its sandy beaches, 12 miles), Plymouth, 25 miles (to see the Hoe, the Barbican, the National Marine Aquarium which is ideal for children and adults) and the Eden Project (approximately 1½ hours drive) is a fabulous day out. Crealy Adventure Park is 20 miles. Exeter has a magnificent cathedral and quay, whilst a boat trip can be taken up the river to two stunning pubs. There are many villages to explore and stop off for a Devon cream tea. Dartmoor is on the doorstep, with its stunning scenery and heather clad rocky tors and ponies, and is a walkers’ paradise at any time of year, with Becky Falls (rocks and waterfalls) 8 miles. Paignton not only has more sandy beaches, but also a famous zoo.
Visit the South Hams, taking in Kingsbridge, Salcombe and Dartmouth. Go the other direction and take in the Jurassic Coast, or visit Beer, Branscombe and Seaton to take a ride on the Seaton Tramway. There is so much to see and do that visitors will have to keep coming back year after year to take it all in. Shop 500 yards, pub ½ mile.

The Mill which once produced some of the finest paper in the land, nestles in the green and shady Bow Creek, a languid inlet of the River Dart where private yachts have replaced the old tall-masted ships and barges. Tuckenhay is only a 20-minute drive from the superb Blue Flag beach at Blackpool Sands and about 30 minutes from a surfing beach at Bantham, as well as some of the best natural beaches to be found anywhere in the UK.
There is also extensive access to the coastal footpath for walking and the wilderness that is Dartmoor for walking, climbing and riding.
This is a mecca for ramblers, bird-watchers, swimmers, surfers, horse riders, golfers and those interested in fishing, boating, sailing and windsurfing.
In addition, there are many historic NT houses to visit including Agatha Christies’s Greenway as well as a local vineyard (with award-winning wines) at Sharpham.
Tuckenhay is only 5 miles inland from Dartmouth and 3 from the market town of Totnes. Village shop 3½ miles. Riverside inn and restaurant within walking distance.



A superb choice of cottages
Each of the cottages has been individually styled to offer comfortable and spacious accommodation. Great care has been taken to retain the feel of the original buildings and extensive use has been made of traditional materials. Most have garden, terrace or patio. Individual cottage details are shown on the following pages.
Many cottages have more than one bathroom and some have an en-suite bathroom to every bedroom. Kitchens are comprehensively equipped: most have dishwashers and all have microwave cookers.
Couples and honeymooners will feel snug and comfortable in the small cottages: Mill Leat, Mill Stream and Mill Spring. Families can spread out in Papermaker’s or Turbine Cottages, while Mill Lodge, Edgecombe Barn and Tuckenhay Mill House will sleep larger parties in comfort. Of course, combinations of cottages can accommodate bigger gatherings of family or friends.
